What is an appraisal?

Experience and knowledge are offered to you by a designated member of the Appraisal Institute of Canada (AIC). A member of AIC has had years of education and training and utilizes this training on your behalf. They must keep up with changes in market trends and laws that affect real estate values. Having the knowledge and expertise, and following a full investigation of the property and the area, an appraiser will provide a professional opinion that you can trust.

The appraiser will provide a formal, objective opinion of value of a specific property, as at a certain date, and supported by relevant data.

In order to earn the CRA designation, a lengthy and challenging program of academic courses is required including numerous university credits. Along with the academic qualifications, a term of articling under the direct supervision of an accredited appraiser is required prior to receiving the designation. In order to ensure that all members maintain current knowledge of ongoing trends, the Institute has a program for mandatory recertification.
